How long will it take?
Most houses are two to four days start to finish. That covers the sanding, filling, and three coats with drying time in between. If it's just one room or a hallway, I can usually get it done in a day.
What's it going to cost me?
Honestly, I can't give you a number without seeing the floor. Every one is different — condition, species, how many coats of old finish are on it, whether there's damage. I come out, have a look, and give you a straight number on the spot. No surprises after that.
What's the difference between waterbased and solvent?
Waterbased dries quick, barely smells, and keeps your timber looking natural — no yellowing over time. Solvent gives you that rich amber warmth and a harder finish, but you'll need to clear out for a day or two while it cures. Neither is better or worse, they just do different things. I'll show you samples when I come round.
Can I stay in the house?
If we go waterbased, yeah — it's low odour and you can hang out in the other rooms while I work. If we go solvent, you'll want to find somewhere else for a night or two. The fumes are strong while it's curing and it's not great to breathe in.
What about the furniture?
Everything needs to be out of the room before I start. I'll walk through with you at the quote and tell you exactly what needs to move. Most people just shift it into another room or the garage for a few days.
When can I walk on it again?
Waterbased you can walk on in socks that same afternoon. Solvent is the next day. Either way, take it easy for the first week — no shoes, no dragging furniture. Full cure is about seven days for both.
Is it going to be dusty?
Not like the old days. I run dust extraction on every machine so the bulk of it gets caught at the source. You'll still get a bit of fine dust floating around — cover anything you care about in the next room — but it's nothing like it used to be.
Is it just you or do you have a crew?
Just me. I quote it, I sand it, I coat it, I hand it back. Same person the whole way through. That's the point — you're not getting a random subbie who turns up on the day.
How do I look after the floor once it's done?
Keep it simple. Soft broom or vacuum for the dust, damp microfibre mop when it needs a proper clean. Don't use a steam mop — the heat wrecks the finish. Stick felt pads under your furniture legs and put mats at the doorways. That's about it.
